Hey TylerI'd say it's important to weigh the risks and rewards when considering a house hack, especially in a market like Denver.

I own 2 small multifamily properties (4 unit and 8 unit) and it sounds like the big opportunities lie in big commercial property (ex. 100units and up).

I am likely moving towards selling a unit of mine.

It seems like the entire investing community is looking for the same which makes it very hard to find good deals (especially after COVID).

To improve ARV and rehab estimates, network with appraisers, contractors, and use tools like PropStream and Zillow for comps.

If house-hacking is out of the question/you already own a primary at the very least, then that sounds like a pretty solid option/interest rate (although I might be able to beat that...).
