Depending on what the potential jobs offer in terms of income, does this seem like a realistic strategy?

All strategies can be lucrative and all can be costly. 

Also, keep in mind if it causes an undue burden on you or is too costly you can deny them. for example, if your insurance company says that dog breed is on the ban list then you need to find out how much it will cost to insure them. if the rates go up because of the dog then you can deny them based on the undue burden. 

., I left Anderson for a small firm that will do the actual taxes and then another company that specializes in tax strategy. 

Dont rely on national number to drive your investment strategy. 

-Paying all the taxes, maintenance and insurance-Finding a renter-Worrying and wondering each month if the tenant will pay on time-Fixes/repairs-Other? 

. - some strategies I've seen California investors use to lessen negative cash flow: house hacking, mid-term rentals (people temporarily displaced from home renovation or insurance reasons like fire), rent by the room, Short Term Rentals. - The ultimate house hack, live in the small ADU unit and rent out the two levels of the main house on AirBnb in San Francisco (I would have thought STRs are oversaturated in S.F. but it worked for them and they stay fully booked).

I thought I would add onto this older post, but I'm curious if anyone has any feedback on Sherman from an MTR or STR Strategy. 

It would be wise to ask your CPA the capital gains exposure once this strategy is being executed.
