I would do the gray.

It appears the tenant initially did this cover up with a completely wrong paint color of gray called Frosted White.

Dallas, Fort Worth area, and I've noticed tons of rehabs out there and they're all painted the same colors (if you call neutrals colors that is) penitentiary gray and slate blue.

Also not knowing details on the actual home there is a lot of gray area to really check.
