Just narrow down your geographic "farm" and master the blocks so that as soon as something comes on the market, you know if it is a great deal, or a seller shooting for the moon.

@Tim Herman this is probably the most concise explanation I’ve seen of how to factor in cap ex cost when analyzing a deal.

in my little bubble in the PNW I am not seeing that kind of price drop at all. where is this happening at geographically.  30 to 40% value drops.

Curious if they gave explanation, attempted retention, or just said "oh well" and were happy to split ways? 

So I asked the CEO, Justin Goodin, to explain why it was there and he had no explanation and said it, "didn't matter."
