There may be some mathematical formula out there that proves a certain font/ font size/ color/ sign color will allow the client to see better.

You just better make sure that is in giant bold font and get the tenant to also initial it, because if the title is "lease" and it stars out with a one-year term, the tenant has an argument that they reasonably understood that they had a lease that wouldn't end until the end of one year.Why not just do a month to month agreement? 

Don't bury fees in 8 pt font on page 6 of the contract.

My advise is after you have read the source material, take the practice test questions constantly until you are able to consistently get a passing score.Once you have your license, CAR.org is a font of relevant information regarding real estate, most importantly I would focus on the Legal Live Webinars (there is a back cataloged in there). 

Just for fun, place a "For Sale" sign in the font yard of a vacant house.

I used the same font (my handwriting turned into a font) on the regular letter "#10" envelope as well.

If you just use the handwritten font on letterhead you can do it in bulk.
