It’s way cheaper to turn up the thermostat than plug In space heaters  .Tenants aren’t going to unplug anything or conserve squat ..in fact they will run ten appliances on one outlet and leave windows and doors open in the winter .

But we have 2x months rent as deposit and if he went bust we'd get all the furnishings (I suppose he could move them all out in the middle of the night if he knew that was happening)The lease is the same as our others except two items:  He does light maintenance (leaky sink, bad outlet, etc), and we require 60 days notice for both sides vs. 30.

Take some classes at home depot or Loews on basic home maintenance, like fixing toilets and faucets and outlets and such, to save money on repairs.

I then called an electrician and he advised me over the phone that with all the recent rain, it was probably just a GFCI outlet that needed to be reset (it's a button on the outlets in the wet areas of the house).
