It's no secret that the NoVA market is on fire right now, and sellers want to get top dollar for their properties.

Now, I had a hot water heater blow up and flood a finished basement on a place in NOVA.

I am also in Chantilly and invest in the NOVA area.  

I plan to manage them myself at first, but will need a property manager after we move back to the NOVA area, which also leads me to the topic of renting to college students if the properties are near William & Marry's campus.

I was an investor before joining BP but this community has given me the tools, network, and confidence to be more aggressive in pursuing properties.Both properties were funded conventionally - the 5-unit was 15% down with CMHC insurance (i'm in  Windsor, Nova Scotia, Canada),and the residential was 20% down.  5-unit - purchase price was $175k.  

Specifically, I'm looking at townhouses that cash flow in the NoVA or MD Suburbs.

In NOVA, it is $2500 rent for $550K townhouse in Ashburn.As a realtor I can tell you the upside now is limited and lots of realtor association start offering class about short sale foreclosure again.

In New Jersey and NOVA suburb of DC I have properties at 2% rent to purchase price.

I am looking to sell my rentals in NOVA and move into FL.I would like to invest in area considered moderate income area.Can anyone give me some idea for areas?
