Hi BP community!

I have been under the radar in the forums and podcast soaking up as much information as I can. I believe I am now knowledgable enough to start connecting with other investors in the area. I am looking to add value to your business/investments in return of learning from your experiences. I am looking to begin with wholesaling to build enough funds and hands on experiences to dive into bigger projects. Know I am hungry as I just paid my student debt and looking to increase my worth now that I am debt free. I am willing to wholesale deals at a discount just to learn the process and meet new people. Some concerns I have, which is the reasoning I am writing this post include the following:

1. I understand the DC metro area is a unique market and very highly priced making it hard to cash flow. Or is it? What strategies are you seeing used in the area?

2. What REI groups/meetings are you attending or familiar with in the area? I have attended some web meetings to gain knowledge but now looking to connect and add value. I currently only have one meetup scheduled for this upcoming week (Washington DC Real Estate ABCs for Owners, Buyers, Investors) in McLean, VA.

3. Do you believe a Wholesaler can profit in this area? I am not looking more so for the profit but for the connections and ability to learn from those buyers and sellers I connect with. I am also not looking to be the average wholesaler. I will be providing detailed reports (from houseflippingspreadsheet.com) of the deal, comps, pictures etc. with low assignment fees to begin my journey. I'm trying to provide value by doing the hard work so investors in which I plan to learn from just have to make a decision on the deal.

4. Do you know of any real estate attorneys, title companies, agents, contractors, etc. in the area willing to connect with a motivated beginner. I am willing to offer value (understanding this likely will be money to begin with) in exchange for lasting relationships, market information, assignment/double close contracts, etc.

I currently don't have any connections and only "book knowledge" so any insight you have into the DC metro area is greatly appreciated. I look forward to working with you.
