To borrow somewhat off of Bill Gulley's post ... some other options could be for the borrower to add collateral (additional equity via tracts added to the deed of trust) or to add other compensation (e.g. profit sharing) to get the deal more in balance. 100% of purchase price on a really good deal with good terms for the lender may be an acceptable risk.

I also bought quite a few 20 40 80 acre tracts and would bust them up as well.. it was pretty cool because in Oregon logging permits are a snap.. you dont need any county grading permits to bust in your logging roads so say I had a 20 acre that I was going to short plat into 4 5s we would put the road in the logical spot for each parcel future access and then put a few landings in the logical spot for the homesites all under logging permits saved THOUSANDS .. then sell off the lots..

I've recently put under contract a small 4 acre tract for $10K/acre for a builder, but it was all road frontage and he is going to put 5 homes on it, so as long as the perk test comes back solid that would be a sale we could point to...happy to help in any way that I can, give me a shout.
