If i cant do it, i may have a buyer in my 50k name list or our database of a few hundred that buy from us very consistently. 

Plans vary so check with your administrator on your plan's rules, but common rules are that you pay the loan back over 5 years with interest.  

Most have option to download their entire database which is usually about 800K names into Excel.From there it's relatively easy to sort and get rid of 99.9% of the names.  

How can I find a database of foreclosure properties, probate & Non-owner occupied (Absentee owner) properties .

I've been selling commercial full time for almost a year and am struggling getting off the ground - I am building a solid database (from 0) of industry professionals (buyers/sellers/brokers/wholesalers etc), doing lead gen daily, and finding quite a few pocket listings.

Never heard of a consolidated database of all counties, but that would be cool.

Not sure what the licensing differences are but you may need a commercial license to access that database or work though a commercial broker.

If you have employer sponsored plan you will have to check with your plan administrator if they will allow in-service distribution. 

What other options do I have other than List Source, or should I just continue to build my own database?
