If your primary is unavailable it would be wise to have your backup step in and already have the arrangement ironed out.Our cleaner's husband is a cabin contractor, handyman etc. and has been a big help in dealing with deferred maintenance items found on the inspection... and the pair of them as our boots on the ground means we can ship items larger and more complex than normal and have them placed.. think furniture, electronic equipment, etc. rather than only being able to ship cleaning supplies and linens.   

That has worked in our favor and kept the annual increases low, because they know we will jump ship if they get greedy.I also run Quickbooks by myself and have used 3 different accountants over the years. 

Combine that with the 10-20% off coupons with free shipping and it's a great deal.Otherwise, if you don't need brand new appliances and have some extra time, San Francisco Craigslist always has cheap appliances.

We have purchased many high end looking lights from them for the cost of the builders special from Home Depot but you have to give yourself a week or so to order and have them shipped.

Make sure you are legally sound the whole way around because its a sinking ship.

There is a company out of Canada called Honomobo that makes live-in ready studios/1 bedrooms ect. out of old shipping containers.

Many of the cheaper altenatives they dont stock on the shelves and you have to have it shipped.

You can potentially have your building built in a factory and shipped and assembled in a few days.In terms of your duplex situation, I think it depends on the neighborhood and also if you're looking to rent both or owner-occupy one side or sell.
