I haven't read everyone's responses, so I'm surely jumping on the bandwagon.You have a responsibility to make a "good faith effort" to find a replacement renter and reduce the financial impact to your original tenant.

Always have an operating agreement because when disagreements happen without one I find it's not because people are lying or not acting in good faith but quite frankly you will have many conversations and its highly like your version of events will differ because one partner may remember a conversation had at one point while you may remember a conversation at a different point in time.  

This is a new build that requires 20k down as good faith money and it will be lost if I’m unable to qualify once the home is finished.

Bad faith in uncovered damages?

My question is, is it still bad faith to negotiate price now that I know the building looks like a money pit of updating for the foreseeable future and not the deal I anticipated during the discussions.  

We did trim our trees in good faith but she was never happy.
