@William Coet, as Jackson noted, there are too many variables to even begin.Two things to remember, any tax losses you utilize to offset incomes, will reduce basis making bigger tax bill in sale year.

Bonus depreciation will decrease to 40% next year, but we are hopeful to see the bill passed to extend the 100% bonus deprecation in the future.

This year we had a heat pump cleaning, testing refrigerant charge (didn't need any added) and a capacitor replacement, bill was $157.05, factor I consider are the age of the existing unit, if it needed a charge, potential leak, cost of refrigerant (over the years there have been many varients of the type of refrigerant).

Tenant risk is lease term remaining, sales/billings from the location, overall financial health of the tenant (i.e. solo practitioner with this one center as their sole source of income and declining billings, will not likely keep the property well maintained, and when they move out, you will have work to do), need for this use and/or competitive urgent cares in area, etc.

There are STR specific DSCR loans that account for the previous revenue if you are buying one that has been going already.Read Avery Carl's STR book from BP and also follow Bill Faeth, Kenny Bedwell, Taylor Jones to start with to get an idea of what is happening in STR right now.
