Good to see another young adult getting started into real estate. 

A judge should expect an adult to be able to provide proof of that payment.

But if it's possible, I'm going to do it.I make decent money but also have hefty bills (school loans, other debt from back in the day when I was a dumb young adult, childcare, child support) so I'm really keen on networking with people that can provide direction on igniting the fire with very little spark, so to speak.I look forward to interacting with and learning from all of you!

Hi, I'm Wendy Hoechstetter, recently transplanted back to my hometown from Mill Valley, CA (San Francisco Bay Area) after spending much more of my adult life there than here. 

A few suggestions:To avoid being accused of discrimination of one kind or another, you might want to give an application and a list of your acceptance criteria to each adult who sees the place.

You don't have to continue to risk your funds and your sanity aiding your adult child.  

You know, that thing adults read.

Justin:When Thomas asked about legal non-confirming, I do not believe he was implying your house is not compliant with building and fire codes, but was asking if it conformed to local zoning by-laws.We have student housing as well and it has been our experience that most university towns have occupancy by-laws limiting the number of un-related adults in a single dwelling unit (usually to 3 - 5) which are specifically aimed at student rooming houses.  

She isn't paying on time, that's enough of a reason for me.As far as preventing others from moving in, we have a clause that states how many adults are allowed to live there and also that no guests can stay longer than 5 days without written permission from the landlord.
