I came across 2 duplexes and a triplex for what seems like a good price for me, being from Washington state that seems to pencil out pretty well but don't really know the area. 

Also, consider Lincoln Park, Lakeview, or Roscoe Village.Another place a bit more off the beaten path would be Lincoln Square; people love that area and keep appreciating.
