Assuming of course that anything needs to be done at all, which I'm far from convinced of - people can get fired from their jobs at any point, but social security disability isn't going anywhere, so it's not like landlords have any reason to be skeptical of rock solid non-employment sources of income such as Uncle Sam.

I have been in an auction here in San Jose, like @sam shueh  said 3 of 5 properties were withdrawn. unfortunately I wasnt able to experience the actual bidding because the other 2 property wasnt ready to go auction before i had to leave

You need to know the future value of the property (ARV), you need to know rental comps, you need to know current value of the property, you need a good attorney referral, and you need contractor referrals along the way.As @Sam Valme said, you aren't even going to pay a buyer's agent.

To top it off you are trying to avoid them having to pay taxes on it.3) Either you or them are going to pay Uncle Sam on this.

@Sam Shueh yes if i plan to go that far (Sacramento/Monterey) from Silicon valley, i would need property managers; no much (local) leverage.
