in the socialistic republic of Portlandia bare lots are over 100k I have gotten some deals over the years I bought one house 9 years ago for 80k and am now building 3 500 plus spec homes on it.. little different I gave the seller a life estate so they lived there for free for 6 years until she passed.. but the land over that time ( and I probably bought it for about 60 Cents on the dollar at that time.. but now just bare land before I start vertical was 450k..

I would also recommend checking out First Republic as they have an extremely good reputation in the Boston area as well.I'm sure you're already aware of this but you may find that having a relationship with multiple banks is the way to go since they will have different appetites for what they want to lend on.
