What have property managers done for you that made you feel confident enough to refer them to other investors or agents?

We finance a lot of the cabins in Hochatown and the two insurance providers that we refer are:Bobby and Becky Kelly, Oklahoma Farm Bureau in Broken BowBrad Nutt, Norment/Landers Insurance in Paris, TXBoth of them are well versed on the STR market.

I was actually referring to rent-ready properties and trying to decide if there are still benefits to buying something at its peak value.  

One will not cover damage covered by water damage 'from above' and then theother will not cover damage caused by water 'from below' (flood) and then they cross reference them and don't pay at all.The good ole Insurance people will do anything to not do their job, which is to pay for their clients damages.There is $$ available through FEMA, but it isn't much and good luck getting it.Question is......even if you can get some money do you rebuild in the same locations?

Two things, the first is a protect you down the line from them saying the home was not habitable and secondly, every time they ask, I would just keep referring back to my prior email and use that as a response

Do you rely on references from previous lenders, or do you request more detailed project reports?

Referals are always great, you could provide current tenants a discount for anyone they get to sign.
