I think of it as a odds game.  

Maybe it’s run out of the church but it seems odd that they would have clients here in Connecticut too.

But I think an actual check as a gift would be odd and crossing the line between professional and personal.The reason I'd opt for a nominal gift is because landlording is a "people" business and getting married is a major milestone in someone's life.   

I already kindof know what I want to do to generate leads and find possible deals im just in a bit of an odd location situation.I am currently active duty Air Force stationed in Del Rio Texas, as I have been reading and absorbing information I have been planning on starting my REI career/hobby when I get back to my hometown of Melbourne Florida.

The odds are too low. 

I find it odd that while the lease is for one year----within the lease agreement it states the renters "may cancel the lease agreement" for 1 1/2 months rent.   

And, if "rental assistance" is code for "Section 8," then the odds of this working out favorably for you are virtually zero.I'd keep looking.

Oddly that provides an opportunity for good deals in that range.
