I grind my teeth, sometimes my hair falls out, back of neck is tense and I need massaging often from stress.   

Yeah I have been accumulating very nice gently used furniture for the last 6 months due to the wait times for new furniture.

The heirs are often motivated to sell, but may take time to clear a house, or to make a decision regarding how they will handle a house, plus the situation warrants an extra gentle touch because of the loss.

LOL - you should live there unless you're OK with mortgage fraud :)  I know of someone who did that and when I found out, gently reminded him that it's something investigated by the FBI - and is punishable with prison...

And gently remind them that they are required to disclose to any other potential buyer that the basement is not a legal unit (I assume the laws in Canada are similar to those here in the states)I would run the numbers as a worse-case scenario and make any offer based on that.
