Please tell me what you think about this deal

It's a condo for $122,000 in a class A area.

rents for $1700 a month. HOA fees are $810 a month ,plus taxes are $225 a month .

if i put 20% down, the expenses will be covered ,

but if i have a vacancy i will be out alot that month. 

it makes the 2%rule but not after the HOA fees..
