@Chad Castanino Welcome.You should save everything you can (Cash is King).Concentrate on all the information that's on your radar for your niche (i.e. if you're going to do Flips, focus on flips and the paperwork for them, you can do Auctions, Multi families, etc later).And don't forget "all that glitters is not gold" (only about half the information here is accurate;-(

I can clearly see the vacancy rates being low compared to other market especially considering the concentration of people within the 5 boroughs.Just in these two post I was able to get a lot of information, didn't know that in NY the landlord pays the broker's fee.

@Steve PuglisiIf you are going to market to estate attorney(s) the attorney represents the PR (Personal Representative) while the PR represents the decedent (estate)If you can, try to concentrate on those PR's that reside outside the state of CT (AZ, TX, Utah, HI, etc.,).Usually at most the PR that whom you contact, may be motivated to sell..No matter how much time has passed during the administration process the emotions for the family are still raw..Good luck...
