Once you're ready, create a goal (e.g., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2019") and then do it.

You can also listen in on Rob Abasolo's Youtube channel (Rob is one of the recent Bigger Pockets host) and you will learn a lot from him.If this group offers an opportunity to invest with them or their properties, then it may be worth the price. 

@James SillsFrom my experience working with investors, transitioning from residential to commercial real estate (CRE) is an exciting and achievable goal with the right foundation.

I KNOW I am not up to Accredited.It seems to me to be "backwards" thinking that there is LESS risk to a 'novice' in a FUND since the risk is spread out over many Notes and professionally managed, whereas an Individual Note seems like it would carry WAY more risk, especially picking the 'right one' for your investing goals, budget, etc...? 

I have been to RE meetups in the past with like-minded everyday investors pursuing similar goals, sharing stories and learning from each other, running through numbers, sharing network contacts, and even doing deals together.

I have 1 partner who provides up to 75% of the down payment, however, my goal has always been to live below my means, save money, and invest the saved money as a downpayment. 

Is her goal to be nice and provide some of the gains or reduce her taxes by trying to split income between her and her ex?
