Typically that would only work in cases where the seller owns the house free and clear or at least has a lot of equity, otherwise they would be losing money because they still have a mortgage to pay.Also, you need to be aware that there's a difference between the portion of the payment that goes toward reducing the final purchase price (something that can be freely negotiated between you and the seller); versus the portion of the payment that can be counted as part of the down payment when you get a mortgage to buy the house out.
