Even though it did not go as planned and we turned out to not be profitable, I think it's just as important to talk about our failures as much as our successes.

Even with prices going up, I still think you can find some great BRRRR deals in Cleveland as long as you act quickly and put strong offers in on the properties as soon as it hits the market since there a lot of other investors looking to do the same thing. 

This one did get us thinking though.

To say repairs and price increases imply unpredictable cash flow I think is an over statement if you are running your business right.

If you're looking for an investment property that will cash-flow and appreciate I think Columbus is a great market to be in.

I pay 5$ per rental I think this scales nicely.

If your seller files bankruptcy after the sale and the Trustee believes the sale was fraudulent because it was for below market value and seeks to set the sale aside, I think the title insurer might deny coverage. 

I think people would enjoy it with other amenities.
