Depending on the level of acquisition you're intent on securing, the major indicator for me is really any immediate proximity to public transit or schools.

I was born and raised in India and moved here after high school.

It's in a high demand rental area within a fantastic school district.

Now comes the hard knocks...I agree with @Aaron Mazzrillo , and unfortunately I came from the school of hard knocks.

I'm still in learning mode, but I obviously want to make good deals and make money while attending the school of hard knocks. 

Student housing around Temple University can potentially offer higher caps but you have to be selective block by block given the neighborhoods surrounding the school.

I actually went to school at Stetson so I'm pretty familiar with Deland. 

I really like this house because of location and awesome schools.

It is a single-family in a desirable school district, an older house with a somewhat dated floorplan , where the owner originally lived in it . . .subdivided the lot and sold off the back portion where a 700K plus house now stands. 

I actually grew up in the city amongst the animals, fed with the animals, played with the animals, went to school with the animals, and actually got to know these animals and their packs personally, and if I had to guess I'm sure you'd think I fit right in with them if you saw me walking down the street.
