How can I “subject to” a property with the following details:Seller is extremely motivated to move!

I have a lender that I work with who's an investor herself and incredible at creating strategies to move forward on your next purchases (she helped us devise our strategy outlined above).

I actually just finished writing an article on here that hasn't released yet about this very subject. 

I've also heard that most investors that operate through an LLC is oftentimes just interested in the cash-flow of the investment properties, and because of that not really selling anyway.Any help on the subject is appreciated, as I am just about to get started, and would prefer to understand a bit more, before I reach out to certified CPA's to help me get this underway.

It should outline their pet police, what they can charge, and who keeps what. 

I would take a course on closing the sale and read a couple of books on the subject.
