Hi @Shawn Abe- I am also actively looking in San Antonio and while I haven't yet purchased a property in that area yet, I have talked to a lot of property managers and I think if you have a good team around you you can avoid this issue.

As a buyer, you don't pay any commissions so why not add some bench strength to your search and have a realtor - one who works with investors - be part of your resource team.

Unless you have teams that you can rely on to guarantee the rehab to go as planned, and get rented out at the price you require, and being appraised for refi, its a higher risk due to high interest payments.
