Hi Mihir, Once , one of my properties had two bad bedroom floors ( the hardwood floors had buckled up and the bedroom doors would not close) , and the bathroom floor had become extremely soft from a slow dripping toilet shutoff valve.

And I'd just as soon flush money down the toilet than to send it out of state in RE ... if I'm going to give up complete control like that in a market with weaker supply and demand fundamentals (which is why it is cheaper and cash flows more day 1, BTW), that I am unfamiliar with, that may very well be just as over priced compared to its own historical pricing, and that I have to pay all these middle men to make (hopefully) or break my investment, I'd just put it into the stock/bond market index fund where it would be much more passive, more diversified and likely more profitable.

Without boring you with a ton of details, I began a renovation on a mostly occupied building, with a fairly educated budget, an arsenal of tools that would make Bob Vila jealous, a 360lb back squat max, and a belly full of piss and vinegar. 4 months later I am crabby, exhausted, carrying some credit card debt, consuming espresso like water, and just want to lay in a hammock for 3 days and drink myself to sleep until its time to lift weights again, and think about a better way to live.

I have not invested on storage facilities yet, I have been doing wholesaling until now, because I dont want to deal with toilets or tenants.
