I am brainstorming for an upcoming local business trade show hosted by our chamber of commerce that brings through about 5,000 attendees.I'd like to have a promotional item to give away for our brokerage with a relevant and/or unique appeal - something with a long "shelf life" and not disposable.What promotional items have you have good success / response with?

If it's fairly stable, I tend to rely more heavily on cash flow, but you still need to use both metrics together.

I am also generally looking for deals (westvale, tipp hill, university are, camillus) but just closed on a house last week and another in a couple weeks so I may need to pause in order to get those online and stable before going back into buying mode again.

The Business LOCs were much more stable and indeed 2008-2011 or so was fabulous for LOC financing and distress acquisitions.

starter rent in any city = the least stable.. the lower rents are generally were the properties are cheaper.. so just a rule of thumb not a law or anything.Also the 2% rule and the other rules were born here on BP out of the Great recession and are not germane anymore in most markets that are rebounding and recovering.. you have a new set of investors who started after 2009 who don't have a perspective other than the screaming deals they got in 09 to 2011   which are not reality today and may never be again at least until the next Global financial crisis.
