Dalmore seems to be one of the only (or very few) companies which have a platform developed which provides the seller a front end website designed for fractional real estate while having a backend for Dalmore to process transactions. 

This is potentially a win-win the seller gets a little cash and you get a property with clean title at a reduced cost.  

Seems overall, the demand has dried up.

Have you checked Furnished Finder to assess the demand?

We have currently only one month worth of supply, which means that sellers don't have to give any sort of discount for condition.

Maybe you only work on Probate listings, Divorce listings (I know but unfortunately, it's a thing in CA), Seller Only agent, Buyer only agent, only working with investors (This is great because they keep coming back if you do a great job) There's so many more but becoming a specialist will allow you to hyper focus on one area of RE as a realtor and dominate that segment.2.

It's not an exact science, but it can give some indication of demand for MTRs in your area.  

I’ve always purchased my flips from wholesalers, but they don’t seem to be getting any decent deals under contract as of the last several monthsI am considering starting to go direct to seller myself.

I’d imagine the FHA wouldn’t lend if I seller finance the other $30k. 

The hassle of it all - directly communicating with and qualifying potential buyers, constantly scheduling showings, understanding the paperwork, contracts, contingencies, and timelines.....all cause some sellers to give up on selling it themselves.
