The reason I don't want pets is because the place is only 903 sq/ft condo and not sufficient for a dog, also have carpet and other cloth furniture so I don't want the cats destroying them.

@Dillon Heinaman lenders are still doing FHA on small multi's but there is the self sufficiency test it must pass.

Some areas also require sufficient parking so you may also want to ask the city/seller about that.
