In a different market, there may be lots of demand for individual rooms and little demand for the whole home, making rent by room the better option.

Which option is going to better fit your goals?

Doing a renovation now and have the option to do x2 2bed 2 bat units or x3-x4 1 bed 1 bath units.

The house is in a pretty great neighborhood with excellent schools and options to commute to most parts of the bay area and I am confident that I will be able to rent it out soon. 

If you decide not to do a DSCR loan, the second home loan is a popular option, but there are lots of drawbacks for investors as it is really a product made for regular home buyers.

@Roger D Jones curious, do you charge for any of those options/services?

There are many other great neighborhoods in Columbus that would also be good investment options.

Our tenants have been in the house the past 3 years; they're good tenants and people, and we want to do right by them while also meeting our own needs at this time.My first option is to approach the tenants and see if any of them want to purchase the property; that would probably be the smoothest exit for us.
