I wanted to do an objective analysis so I figured out what parameters were most important for a reliable, cash flowing market (Low price/rent, positive population growth or influx, and job growth) tried to quantify them in widely available statistics and put them all together for the major (and some data for minor) metropolitan statistical areas.

That being said my name is Sean Beksinski I am 20 years old I’ve worked as a full time plumber/gassfitter for 3 years for a major outfitter company “ GETignall”.

Putting $50k into a house would put me back at market value, with the prices I'm currently managing to buy them at, plus all the major headaches of the renovation.

Right now I am product testing Airtable, Monday.com, Asana, Trello, and Notion. 

I understand it's a cheap home to purchase, but keep in mind that it's a 2bed, 1 bath and that's a major limiting factor in the future. 

Had a few major capital expenses and bad tenants that are being worked through right now.

Neighborhood is next to major employers, no crime.Is there something I am missing?

Tenant has managed to pay rent every month (always right before late fee deadline and with late fee twice),  however - he keeps breaking other rules every 2nd month (some minor, some major - pets/noise/parking etc), which HOA keeps objecting and sending notices.
