Then if you plan on paying a GC just add his markup (May be 15% to 30% depending on your market and the GC and how busy they are).This isn't a knock on you but I think in general a low of newer investors expect everything to be laid out in front of them and with a lot of the markets being red hot right now that's just not how it works.

Living in the building might make it easier...or it might be even more intrusive to have tenants knocking on your door to ask how to work the dishwasher, ask where the bean is, tell you the toilet is clogged, etc.etc.etc. and you are constantly worried about the cranky people leaving bad reviews, which definitely affect revenue. 

The best way to get seller financing is by door knocking and hitting the pavement. 

I was trying to get an idea if we can knock it out in a day.

I don't want to knock Craigslist or Facebook if you decide to post your listing there, because a lot of landlords have luck finding tenants there.

@Brent Paul the only issue I have with door knocking is that I live in Texas.

We knocked on the door last Monday and meet the previous owner.

As for the parts requiring construction if they know what they want a GC can knock it out pretty quickly.

If it smells like strong urine kick em out if the thing gets knocked up and has ten dogs kick em out if it damages your stuff kick them out .
