The houses are all jammed together and some of the PMs are renting out 9br homes for $100/nt to bad guests that play loud music and get into big fights outside. 

The application process is when both sides should be on their best behavior and if the applicant is fighting my rules before they are even my tenant I see it as dodging a bullet early.

most of my best buys fit with in these categories but know of no way to get a list 1) divorces or just business partners fighting (1 in the same to me)2) estates fighting3) codemed for safety, pot holes, people filing complaints that live there4) or just a friendly estate selling things off fter a death in te family, this is my #1 favoriteanyone know how to get list like that?

I am fighting that battle right now.

Sometimes that's easier to do than fighting STR permit process.

To your point, be wary of people who lead with their chin…their first option is always “my way or the highway” or “don’t back down” and they look to fight rather than solve.Their posts are full of the need for control, fear masquerading as authority and swearing the small stuff.

At least then there is still some kind of cash flow if you find yourself having to fight the good fight.
