@Moses Lucero I *think* you are fine, but I am not an expert, just a fellow SDIRA investor :-) When we set up our 3 way LLC which all members are Checkbook Controlled SDIRAs or SOLO401Ks, we specifically checked on this as we ARE involved in a couple of other businesses together which like you have NOTHING to do with the 3 way LLC.

I actually met with a local realtor today that also manages a few properties himself and he gave me a lot of insight on how things work in our area.

@Lane Kawaoka   Unless you are an expert in the field I would suggest investing with a VC fund. 

Looking for anyone with direct experience in this market or local insight.

I would suggest trying to find a Realtor who also works with investors as they would have the best insight to the market and what you could get for your money.

Experts agree that a "balanced market" (meaning it's neither a buyer's nor seller's market) should have an inventory of 6-months.
