In Phx and Vegas and parts of FLA and central CA  rents went to zero and stayed there.. simply more units than bodies to fill them.. biggest issue in this one was new construction dried up and went to zero.. so labor sub contractors of every variety had no work.. so they just up and left ..

TL;DR: I don't know about that chart you posted and the numbers are very dubious. 

The fee you mentioned is very excessive.

I did a bit of reading yesterday and I came to the conclusion that if I have enough excess cash then I should buy with out a mortgage to start.

We tried: 3 different types of enzyme cleaners that had good reviews, water and vinegar, soap, essential oils, lots of scrubbing, cleaned our air ducts, and most recently an odor sealer on the floor that dries clear.

As far as cleaning, I'm with you on that one...that's excessive. 

@Eamonn McElroy Our current resident country (RC) has a tax agreement with the US, so that only excess tax is paid.
