Big Hvac contractors charge 350 for this repair.

I am in a process trying to have a better way to manage the two properties, so I am working to gather the list of reliable contractors, landscape companies, electrician, HVAC, plumbers, snow plowing, roofing company.

If a contractor or someone who knows a lot about repairing houses and prices could look over it, it would me VERY much appreciated.

I'm thinking for a purchase where I live I would need to do a renovation loan (though in this competitive market it would be difficult to get under contract) or use hard money and then refi out of it post rehab.

The agent, lender, insurance agent and contractor are also important, but are (in many ways) much easier to come by. 

I would really like to know what exact rehab is not just a sq foot number, roof, plumbing, electrical, well, septic, kitchen,and foundation. 

We are educated but we lack the practical experience, our heads go blank once we try to map out the process and due diligence with hard money lenders and contractors. 

If you “manage” the real estate ie pick the plumber, electrician, painter, contractor tenant ,etc and all are paid by the Ira-is that considered prohibited- I don’t think so.

Anyone who has seen a general contractor successfully transition to real estate investing, I'd love to hear what worked.

I also have my general contractors license, will that be beneficial in giving repair estimates to my cash buyers?
