From General Contractor to Real Estate Investing

Mikel Samaniego

Our general contracting business is in a HCOL City (one of the hottest markets in the States), and we are doing better than we expected, and my partners now want to transition into real estate investing. I am brand new to real estate, so I don't know which would be the best move, if anything at all. Is it smartest to get into flipping because we can have our guys do that in our down time? Is it better to buy, remodel and hold for at least a year and a day to hold to qualify for capital gains tax/passive income? Should we right away try to strike a deal with an investor to get into small scale property development? Should we try and time the market to buy in a downturn? Anyone who has seen a general contractor successfully transition to real estate investing, I'd love to hear what worked. Or if anyone just has any input regardless, I would really appreciate it. Thank you in advance.
