Nor do I expect that everyone is sending the same letter.When you go out to eat, you don't go to the same restaurant or order the same meal off the menu every time, do you?

Just purchased a 3 bedroom with a rather large basement. 3 bedroom would catch about 1100 a month, however if I added a 4th bedroom in the basement, I'll get @ 1300 a month in rent.The basement takes on water, needs to be partially finished, (walls/floor/outlets/lights/ etc) plus an egress window needs to be installed.Rough numbers when all is said and done will be 9-10k, with the waterproofing eating up most of that estimate.

If it mattered I would still get second opinion.However, the point is moot because everyone agrees there is no reason on gods green earth not to give someone 3 days notice of eviction.What I have learned since I first reported is that I don't get the deed as quickly as I expected.

This would give much more workspace, and you could add an overhang on the end opposite the fridge and fit two stools comfortably for an eating area.New countertop if you can afford it.

The 300k commission wouldn't even be realized on the residential deals because the structure you would need to close out the 200 deals, find them, show them would eat up most of that money.

Too many complications to add even more complexity by trying to involve lawyers and the letter and spirit of the law, I would just eat my loss and learn the lesson for  next time

@  Br@Brian Risi  don't be afraid of unknown, what's worse that can happen, you lose a few hundred or thousand dollars....you will probably blow that on beer, starbucks, eating out whatever X 10 in a year.i started with about $500, testing signs, mailers, etc, all in all, probably spent over a grand in marketing.
