Any recommendations on what I should do or what would you do if you were in my situation?

I'm wondering if others could share their approach when starting out, particularly those that aren't (or weren't) outright pros (e.g. 4-15 doors), not necessarily working in real estate full-time and  seeking a modest passive income.

Our goal we set is to have 3 doors by end of 2019 so either a duplex and a single or 3 singles. 

It seems like IF the majority of my income came from flips, I would easily be a "dealer," but if I only have done 1 flip, could that flip income be counted as an investor since flipping isn't the bulk of the business I do, or income I earn?

@Matthew Thibeault I'm not sure what part of the country you live in but I would recommend making a list of the 5 most active investors in your area and locating their office and I would walk right in the front door and tell them exactly what you just wrote on this forum.

Many people look for a minimum of $100 per door.

I would like to convert it into a 4/2 by adding that extra wall of Sheetrock in between and another door.

I was thinking of just telling her to leave the keys, garage door openers and remote controls for fans on the kitchen counter along with the move-out package of information and to contact me as soon as she has vacated and locked the keys inside.  

But once I get a few more doors that will definitely be an option
