It seems like IF the majority of my income came from flips, I would easily be a "dealer," but if I only have done 1 flip, could that flip income be counted as an investor since flipping isn't the bulk of the business I do, or income I earn?

@Matthew Thibeault I'm not sure what part of the country you live in but I would recommend making a list of the 5 most active investors in your area and locating their office and I would walk right in the front door and tell them exactly what you just wrote on this forum.

I was thinking of just telling her to leave the keys, garage door openers and remote controls for fans on the kitchen counter along with the move-out package of information and to contact me as soon as she has vacated and locked the keys inside.
