Investment Info:

Single-family residence fix & flip investment in Spokane.

Purchase price: $65,000
Cash invested: $29,000

Extensive rehab in Underhill Park area

What made you interested in investing in this type of deal?

This is a neighborhood that is in transition and we want to be a part of that!

How did you find this deal and how did you negotiate it?

Real Estate Agent brought to our attention.

How did you finance this deal?

Cash and HELOC

How did you add value to the deal?

New Roof, new windows and doors including automatic garage door. Paint inside and out. Nww wiring, new plumbing. Complete new kitchen with concrete counter tops and appliances. There were a number of walls where the lathe and plaster were cracked so there was significant drywall repair. Dug and cut egress window in to basement and completely finished out the bsmt

Lessons learned? Challenges?

We only sub'd out the roof and sheetrock finishing. This ended up being a LOT more work for us than we were physically ready for!
