Reminds me of someone who is considering the purchase of an off-the-shelf, do-it-yourself brain surgery kit via a GoToMeeting video.

I have taken or purchased properties sight unseen, I'm a risk taker in many ways, but I'd never do rehabs out of state, just too much brain damage to be on the safe side. :)

I have been picking his brain while doing my research to get a better idea of what to look for and what to expect.

@Steve CandorBased on this post you should consider paying to meet with a home inspector to ask all these questions or find a good contractor to take out to lunch and pick their brain.

Your are the odd man in HERE :) My husbands friends still call me the slum landlord but after 3 years we are finally get the calls to "pick our brain".

So naturally, I’m turning to the Bigger Pockets collective brain for ideas, strategies, life hacks, etc that would make the most sense as I put the pieces together.

Life's too short to deal with the brain damage of court for something court may or may not award.
