It will require a good cleaning, for sure, andd yes there's a chance you may have to paint. 

We added a new bathroom, most everything else was already updated and just needed a deep clean.

It's the general spending on innovation and research such as clean energy and biomedical engineering etc.

More work to do on their part and sometimes your part to help clean up the messy issues.

This is a get rich slowly game and no need to jump into the deep end right away.If you can get it pre-leased that usually softens a lot of risk.

Work with the city attorney/building department, they will be happy to work with you assuming you are going to clean it up and make it tax cash flowing for them again.  

I'm looking for properties that fit the criteria and I'm diving deep to crunch numbers, so I'm not specifically settling for less cash flow. 

You can have a go to list when you have an issue and other people who provide regular service like furnace cleaning.

I'm seeing here that this is more of a site for investors, which were not necessarily interested in buying or building for an airbnb, we are very interested, however, in building a home that we will live in & then rent out or make our existing home in Kenosha Wisconsin which is on Lake Michigan an airbnb.We know NOTHING about buying a lot & then building.That said,  We have been trying to figure out how we get the most Bang for our buck buying existing property or building our own home.We have been seeing some amazing properties around 50K in Yucca Valley and/or 29 palms that list having water and electric available nearby.We want simple clean lines,  I suppose what would be considered modern contemporary but I hate putting that title on it because for some reason it seems like there's an upcharge just by using that description, lol...
