As long as the yard looks nice (trimmed) and clean there is no need to spend extra money on these type of things when you are going to sell.If the house is old and is wood - adding siding can make it look tremendously better and raise the value significantly.Do you have any ideas that you are concerned about?

One market can be hot and 100 miles away its a buyer's market.2) In my oppinion it is much easier to make money on fixing and flipping.

This does not seem right to me that they think their security deposit makes all well and can just get up and leave.My PM notified me that she would bill them for the 1st week of October, any neccassary cleaning/damage, and report them to the credit agency.

Well the corporation is not going to be exclusively used for real estate but I read somewhere that building the credit up would be easier and getting more money in a business loan would be less of a hassle.We have been trying to read and research as much as possible over the last year and we are about ready to invest in a property.So from those with experience, are there any advantages to getting a business rather than personal loan?

I don't think it's advisable to give the property manager a warning or discuss the issue really; this is a case of gross negligence and even if they will "clean up their act" in the future, you've lost any confidence in them and there's no reason to pay somebody big bucks when you doubt whether they will deliver.

Be careful investing out of state, know the market get a good property manager (easier said than done) and I personally would go look at properties before I bought one.
