This may or may not be an option for you but thought I would just let you know as they take care of getting everything setup on all the major sites and take care of your photography and listing copy (wording).  

After all the sole focus is collect your rent so who cares if this does actually exist and could do harm both mentality and physically. 

I wouldn't hesitate sending a demand letter (nicely and carefully worded) to the PM to request what is due to you. 

If you do not care that they have pets in a property with a no pet policy your lease is null and void.

I would screen more carefully with your next tenant to make sure that their income supports the rent.

Be careful about partial gift/partial sale treatment if you’re buying it for such a good price.

However, I suggest reading the company's website and Google Reviews when narrowing down your selection.

So decide first whether you want to be active or passive investor and start researching niches within the selected category and going to local REI meetings.

Now both of us are working so we might just be able to make it and take care of other expenses but our monthly savings will plummet.
