Belvoir, VA for the next 2-3 years.

I’m a new member living in northern VA (originally from the Boston area) looking to get into real estate investing.

I just used a VA loan to buy my first home. 

Well, we came across a piece of property in Williamsburg, VA that was in our family (aunt's and uncles) it needs some work but the landed assessed for 30k. and its a 3br 2bth SFH at 1300 sq/ft.

Does anyone out there have feedback on current rental pricing trends and days on the market vs. say a year ago for cities that have a high concentration of absentee owners and/or cash buyers in locations that are NOT second home hot spots (Memphis, Birmingham, Richmond, VA come to mind)?  

 - If we used just my income, we should be fine on amount we want for new property mortgage, but broker is also saying all properties counting against me because they are on our joint returns- to complicate things, I am looking to use a VA loan for our new primary residence mortgageCan anyone help?

Decent pay, infinite stability, good hours and VA loan advantage. 

In Virginia, you don't need to go through hoops to evict a non-paying tenant (assuming the place is in VA).
