Being prepared in advance, both by understanding the impact of the tax on your returns and the administrative requirements that will come into plan is important.The bottom line is that your IRA is getting to use leverage, and will achieve a higher cash-on-cash return as a result. 

Just make sure they have done it for a while, know your business, and can be a consultant and a tax preparer. 

But sadly many people don't understand the best course of action in those circumstances and have not prepared for worst case senarios.

Going in on the low income route teaches you so much about the business and prepares you for so much.

Prepare the sub floor, float low spots, sand down high spots, take your time with the install, verify edges aren't damaged, maintain a clean working area, inspect and clean the channels before installing each plank, ensure a complete lock and verify seams are running square/even.

Be prepared to leave work or have a partner walk the property asap.

You better be prepared to spending the equivalent of a small rental house every single month if you want that to pay off. 

Also be prepared to pay closing costs when you buy.

But I wouldn't have been ready or prepared to take as much advantage of the $200 training if I hadn't done the 75k training.  

I have a strong suspicion that your arrangement with your partners has not been clearly defined and all your partnership returns and K-1s were prepared wrong for all these years.The correct approach is to let a very experienced accountant review ALL your partnership returns and then suggest to either redo all of them or somehow compensate for the old errors.
