He wasn’t even that great of an explorer by most accounts he just figured if he started then God would take care of him and he’d make it ! 

What you are suggesting is that he eat transaction costs just to shift assets around, and to lower quality assets at that.I've met a million people who all say "God, I wish I hadn't sold that San Diego house.

This might be better in the long run , you said you wanted to remodel and get more rent so maybe you can get rid of this tenant legally and move forward with your plans ..good luck and God Speed

Thank God, she was able to find a one-bedroom apartment after 3 months, so she had a roof over her head for Xmas.If you don't think this ever can happen to you or to a loved one, it can. 

I treasure the notion that you live your life with your own control, not dependent on God, family, or government.

As much as I love being a landlord (this is not sarcasm, I do enjoy it).  I have one tenant in a building that is quiet, pays (and pays on time), and passed a background check, and has been living there over 2 years. ...

That's how 99.9% of renters see you when you give them a housewarming gift.About 5 years ago when I got out of the god-forsaken business of being a landlord, I bent over backwards for a tenant I had (which was my last tenant ever).  

If I was to ever (God forbid lol) have a roommate again, I'd hire a house cleaner and include the cost in the rent.
